All information provided through Walkable — including walkability scores, travel time estimates, proximity to amenities, public transport routes, property prices and rental statistics — is provided for general informational and research purposes only. It is not intended to be, and must not be relied on as, professional advice of any kind.

We make no representation that the information is complete, accurate, current or suitable for any particular purpose. You should independently verify all information before relying on it.

2. Not financial, property or investment advice

Nothing on this website constitutes:

  • financial product advice within the meaning of the Corporations Act 2001 (Cth);
  • property investment advice or a recommendation to buy, sell or hold any property;
  • legal, taxation or accounting advice; or
  • any other form of professional advice.

Property price and rental data displayed on this website is based on historical median statistics. Past performance of property markets is not indicative of future results. Property investment carries risk, including the risk of loss of capital. You should obtain independent financial, legal and property advice before making any investment or purchasing decision.

3. Property price and rental data

Suburb-level median property price and rental statistics are sourced from our data partners and may reflect data collected over prior quarters. As a result:

  • Statistics may not reflect current market conditions.
  • Median figures mask significant variation within a suburb — individual properties may differ substantially from the median.
  • Data coverage varies by suburb, state and property type. Some suburbs may have insufficient transaction volume for statistically reliable figures.
  • Gross yield estimates are calculated from median price and median rent and do not account for transaction costs, stamp duty, maintenance, vacancy rates, strata levies, insurance, land tax or any other holding costs.

4. Travel time estimates

Walking, cycling and driving time estimates are generated using the Mapbox Directions Matrix API and are indicative only. Actual travel times will vary based on:

  • Individual walking, cycling or driving speed and fitness.
  • Time of day and traffic conditions.
  • Route obstructions (construction, road closures, footpath quality).
  • Weather conditions.
  • Accessibility requirements.

Times are calculated from the geocoded coordinates of the entered address to the geocoded coordinates of each point of interest. They represent a straight-line or routed estimate, not a verified time for any specific individual journey.

5. Points of interest data

Nearby supermarkets, gyms and fitness centres are sourced from our database, which is updated periodically. This data may not reflect:

  • Recently opened or closed businesses.
  • Changes in operating hours or seasonal closures.
  • All businesses of a given type within the search radius.

Brand logos displayed on map markers are used to identify chain businesses and are the property of their respective owners. Walkable has no affiliation with, and does not endorse, any specific business or brand.

6. Public transport information

Train line and tram stop information for Melbourne and Victoria is sourced from the PTV Timetable API (provided by the Victorian Department of Transport and Planning). Transit route details are sourced from the Google Routes API. This data:

  • Is subject to real-time disruptions, planned works and timetable changes not reflected in the data.
  • Is only available for addresses within the Melbourne metropolitan and regional Victoria area.
  • May not reflect the most current timetables or route configurations.

7. Geocoding and address accuracy

Address lookup and geocoding is performed by the Mapbox Geocoding API. Coordinates returned may not precisely reflect the physical location of a property — particularly for new subdivisions, rural addresses or properties with non-standard addressing. Always verify coordinates and address data independently.

8. Third-party data and services

Walkable aggregates data from multiple third-party sources including Mapbox, Google, PTV and Supabase. We do not control the accuracy, completeness or availability of data from those sources. We are not liable for any errors, omissions or service interruptions attributable to third-party data or infrastructure.

9. No warranty and limitation of liability

To the maximum extent permitted by law, Walkable and its operator provide the Service and all information on an “as is” and “as available” basis without any warranty, express or implied, including warranties of accuracy, fitness for a particular purpose or non-infringement.

We exclude all liability for any direct, indirect, incidental, special, consequential or punitive loss or damage arising from your reliance on information provided through the Service. This includes, without limitation, loss arising from property or investment decisions made using information from this website.

Nothing in this disclaimer excludes rights that cannot be excluded under the Australian Consumer Law, including consumer guarantees where applicable.
